Grading and Drainage

Grading and Drainage in Coeur d’Alene

Most water problems on a Coeur d’Alene lot are grading problems. When the ground slopes toward the house, or a flat spot holds runoff with no outlet, water sits against the foundation and finds its way into the crawl space. Benbijnsdorp regrades the lot for a positive slope away from the structure and ties it into swales and French drains that carry runoff to a safe discharge point instead of the neighbor’s yard on Kathleen Avenue.

Why Regrade Instead of Waterproof

Sealing a wall treats the symptom. Correcting the slope treats the cause, and it usually costs far less. A two percent fall away from the house over the first ten feet moves rain and snowmelt off before it ever reaches the block. We also set silt fence and inlet protection so sediment stays out of the storm system and out of Lake Coeur d’Alene during the work.

Our Process

We read the fall across your whole property, check where every downspout discharges, and map a drainage plan. Then we strip topsoil, cut the new grade with laser grade control, shape swales, and set any French drain or piped outlet the plan calls for. Finish grading dials in the exact elevations before the topsoil goes back and the lawn is reseeded.
