Reading the Hairline Cracks in a Long Beach Stucco Wall Before You Coat It

Nearly every stucco house in this city has cracks in it. That is not the alarming fact people assume it is. Cement plaster shrinks as it cures and keeps moving with heat for the rest of its life, so an eighty year old bungalow in Belmont Heights with a fine web of lines across the south wall is behaving exactly as it should. The question is never whether a wall is cracked. It is which kind of cracking it has, and what that means for what you should spend money on.
This matters because the most heavily marketed answer, elastomeric coating, is right for some of those walls and actively wrong for others. Getting the distinction wrong costs several thousand dollars and takes about two years to show up.
The Three Kinds of Crack
Shrinkage or map cracking is the common one. Fine lines, thinner than the edge of a credit card, wandering across a panel with no particular direction, often in a rough net or map pattern. It comes from the plaster shrinking as it dried, decades ago, and from the daily expansion and contraction of the wall since. It goes through the finish coat and sometimes the brown coat beneath it. It does not go anywhere structurally and it is not letting meaningful water in. This is cosmetic cracking, and it is precisely what a flexible coating is designed to bridge.
Stress cracking looks different. A single, fairly straight line, usually running diagonally out of the top corner of a window or a door opening, sometimes both corners. That is the framing behind the plaster moving, and the corner of an opening is where the stress concentrates, so the wall relieves it there. This crack is still moving. Fill it with a rigid patching compound and the compound cracks in the same line, often within the first season, because you have bridged a joint with something that cannot stretch. It needs a sealant that can, and the crack usually has to be opened up slightly first to give that sealant a proper cross section to grip.
Structural cracking is the one where a painter should stop talking. A crack wide enough to slip a coin into. A stair step pattern climbing the wall. Any crack with a lip, where you run a finger across it and one side sits proud of the other. Cracks that have visibly grown over a few months. Something has moved that is not the plaster, and it might be footing settlement, a failed lintel, or water undermining the ground on one side of the house. Coating over that hides the evidence and does nothing about the cause. Get somebody structural to look before a painter quotes anything.
The practical test on your own wall is quick. Take a photo with a coin or a key next to the crack for scale. Run a fingernail across it. Look at whether it wanders or runs straight, and where it starts. Most people can sort their own cracks into those three groups in ten minutes, and it is worth doing before you take any quotes, because it tells you immediately whether a quote is describing your house or reciting a script.
What Elastomeric Coating Actually Is
An elastomeric coating is a high build acrylic film. Applied to the thickness the manufacturer specifies, it dries many times thicker than ordinary house paint and stays elastic, so it can stretch across a hairline crack and keep it bridged as the wall opens and closes with temperature. It is waterproof. On a sound, dry, map cracked wall it is a genuinely good product and it will hold for a long time.
Two things about it get lost in the sales pitch.
The first is thickness. The crack bridging is entirely a function of dry film thickness, and that comes from spreading rate. Put it on at the coverage you would use for paint, because it is expensive and the wall looks covered, and you have bought an expensive paint job with none of the bridging you paid for. Done properly it is two coats and considerably more material per square foot than a repaint uses. If a quote for an elastomeric system is close to the price of a repaint, it is not going on at the right thickness. That is the single most common way this product disappoints people.
The second is the one that matters more here.
A Sealed Wall Has to Be a Dry Wall
Elastomeric seals the outside face of the stucco. Water cannot get in through it, which is the point. Water also cannot get out through it, which is the part nobody mentions.
Stucco is not the waterproof layer on a house. It is a cladding that gets wet and then dries, outward, into the air. Behind it there is building paper and a weep screed at the bottom of the wall to let anything that gets past it drain away. The system assumes the wall can dry.
Long Beach makes that assumption harder to satisfy than most places. The marine layer sits over the city most mornings, so walls carry surface damp well into the day and dry more slowly than the air suggests. Salt in the air off the harbour and the breakwater holds moisture on a surface. And on a lot of the older housing stock the details that keep water out have quietly failed. Window flashing that has done fifty years. A hose bib that drips against the wall every time it is used. Sprinklers set to throw at the stucco twice a day. Planting beds raised over the years until the soil sits above the weep screed, which turns the drainage path into a wick.
Seal a wall with any of that going on and the moisture has nowhere to go but back out through the film. It collects behind the coating, the bond fails, and the elastomeric comes away in sheets. On south and west elevations the afternoon sun drives it harder, so those blister first. By then the money is spent and removing failed elastomeric is slow, unpleasant work.
So the sequence that actually protects you is: find where water is getting in, fix it, confirm the wall is dry, then decide about coating. Not the other way round.
When the Cheaper Answer Is the Better One
On plenty of houses the honest recommendation is not a coating at all. Repair the cracks properly, then put on two coats of a good exterior acrylic. It costs less, it breathes, and it leaves the next repaint a repaint rather than a removal job.
Acrylic is the better answer when the wall has only light cracking, when there is any doubt about moisture in the wall, when the house has details that are going to need attention in the next few years anyway, or when somebody is likely to sell before a coating would pay for itself. It is also the better answer when the existing surface is already carrying an old coating of unknown type and unknown condition, at least until an adhesion test says otherwise.
That test is worth insisting on. Score a small square through the existing coating in a few places, press tape over it firmly, pull it off. What comes away tells you whether the old film is bonded. A quote written without that check is a guess, and the way a guess resolves is a change order halfway through the job.
Prep Is the Job
Whichever coating goes on, what happens first decides the outcome.
The wall gets washed, and near the water that is not only about dirt. Old exterior paint chalks as the sun breaks down the binder, leaving fine powder on the surface. Anything applied over chalk bonds to powder, not to the wall. Salt film does something similar. Wash it, let it dry, then run a hand over the surface and see what comes off.
Loose material gets scraped back to something sound and the edges feathered, or the ridge will telegraph through the new film. Cracks get filled and textured to match the surrounding finish, whether that is a float, a dash or a heavy lace, because a repair that is flat where the wall is textured shows up as a pale stripe the first time low sun rakes across it. Bare plaster gets a masonry primer. Rust bleed from an old window guard or tannin from a wood detail gets a stain blocking primer instead, since ordinary primer lets those ghosts come back through within a few months.
Then every joint between two different materials gets caulked. Window and door frames, trim to wall, fascia joints, and each penetration for a pipe, a vent, a light or a hose bib. Those joints are where water actually enters a wall. Cracks in the middle of a stucco field are not caulked, because caulk in a wall crack cures to a shiny rubbery line that flashes differently from the wall beside it under any raking light.
The Working Day Here
Two local conditions set the schedule. In the morning the marine layer leaves surface damp on the wall long after the air feels dry, and coating damp stucco gives poor adhesion and a patchy dull film. In the afternoon a south or west wall in direct sun can run well past the maximum surface temperature on the product data sheet even when the air is comfortable, and paint that flashes off too quickly does not level or form a proper film.
That leaves a working window from mid morning to late afternoon, worked around the elevations. It is why exterior painting in this city takes a day longer than the same house would inland, and why a crew that starts spraying at eight in the morning in July is telling you something about how the rest of the job will go.
What To Do Next
If you have fine lines in your stucco and you are deciding between paint and a coating, sort the cracks first. Photograph them with something for scale. Check the south and west walls, which take the most sun and show the most damage. Look at the bottom of the wall for the weep screed and whether soil or a planting bed has buried it. Check your hose bibs and where the sprinklers land. That is half an hour, and it will change what you should be buying.
Then get somebody to walk it with you and say which of the three kinds of crack you have. If the answer is that the wall has another two or three years in it before it needs anything, that is a good answer, and it is one you should be able to get without a sales visit attached.
